Privacy & Cookie Policy
This policy explains how NextHome US Inc. and its subsidiaries (“NextHome”, “we”, “us”) handle personal information when you visit next-home.me (the “Website”) or contact us. We keep it simple: our Website sets no cookies and uses no advertising or analytics trackers.
1. Information we collect
Information you give us
When you use a contact form or email us, we receive what you provide — such as your name, email address, optional phone number, the topic you choose and your message — together with the page you sent it from.
Information collected automatically
Like any website, our hosting provider (Cloudflare) processes technical data needed to deliver pages securely — such as your IP address, browser type, requested page and time — for security, abuse prevention and reliability. With a form submission we also record your country as derived from your connection, to help detect spam.
Embedded content
Some pages embed 360° virtual tours from Kuula. When a tour loads, Kuula receives your IP address and may set cookies under its own privacy policy. Visitors in the EU/EEA, UK and Switzerland see the tour only after allowing it in our cookie notice.
2. How we use information
- To answer your enquiry and communicate with you about homes, partnerships, investment or careers you asked about.
- To operate, secure and improve the Website and to prevent spam and abuse.
- To comply with legal obligations and to establish or defend legal claims.
We do not sell your personal information, we do not “share” it for cross-context behavioral advertising, and we do not use it for automated decision-making that has legal or similarly significant effects.
3. Who we share it with
We use carefully selected service providers that process data on our behalf: Cloudflare (website hosting, security and storage of form messages) and Resend (delivery of form messages to our inbox). We may also disclose information where required by law or to protect our rights, or as part of a corporate transaction.
4. How long we keep it
We keep enquiries for as long as needed to handle them and any resulting relationship, and generally no longer than 24 months after our last contact, unless a longer period is required by law.
5. Cookies and similar technologies
Our own Website sets no cookies. If you are in the EU/EEA, UK or Switzerland, we store your cookie choice in your browser’s local storage so we don’t ask again — this is strictly necessary and contains no identifier. Third-party cookies can only come from embedded Kuula tours, as described above. You can change your choice at any time using Cookie settings in the footer.
6. Your privacy rights in the United States
Depending on your state of residence (for example California, Colorado, Connecticut, Virginia, Texas and others), you may have the right to know and access the personal information we hold about you, to correct it, to delete it, and to receive a copy. Because we do not sell or share personal information or process it for targeted advertising, there is nothing to opt out of; we also honor Global Privacy Control signals. We will not discriminate against you for exercising your rights. You may use an authorized agent, and you may appeal a decision by replying to our response.
California notice at collection: categories collected — identifiers and contact details (name, email, phone), the content of your message, and internet activity data (technical logs); purpose — responding to enquiries and operating the Website securely; retention — as described in section 4; no sale or sharing.
7. Your rights in the EU/EEA, UK and Switzerland
Where the GDPR, UK GDPR or Swiss data-protection law applies, NextHome US Inc. is the controller. Our legal bases are: steps you request before a contract or our legitimate interest in answering your enquiry; our legitimate interest in operating a secure Website; and your consent for embedded third-party content. You have the right to access, rectify, erase, restrict and object to processing, to data portability, and to withdraw consent at any time. You may also lodge a complaint with your local data-protection authority.
Your information is processed in the United States and other countries where our providers operate. Where required, transfers are protected by appropriate safeguards such as the European Commission’s Standard Contractual Clauses offered by our providers.
8. Security
We use encryption in transit (HTTPS), access controls and reputable providers to protect your information. No method of transmission or storage is completely secure.
9. Children
The Website is not directed to children under 16, and we do not knowingly collect their personal information.
10. Changes
We may update this policy; the effective date above shows the latest version. Material changes will be highlighted on this page.
